The one thing I wasn't certain of when developing this was whether the properties might change positions. If it could change position, then the regex_replace works well. If not, split is definitely cleaner. Although from testing we'd want split("|")[6] from my simple testing playbook:

- hosts: localhost
  tasks: 
  - set_fact: test="CIDR=192.168.240.0/24|locationInherited=true|allowDuplicateHost=disable|inheritAllowDuplicateHost=true|pingBeforeAssign=disable|inheritPingBeforeAssign=true|gateway=192.168.240.1|inheritDefaultDomains=true|inheritDefaultView=true|inheritDNSRestrictions=true|"

  - debug: msg={{test.split("|")[6] | replace("gateway=", "")}}

from bluecat-ipam-rest.
